- Obtain estimates from a reputable repairperson on anything that need to be replaced , this would include a roof or worn out carpeting, for example. Even if you don't have the work done, this will give a buyer an idea as to what things will cost.
- Get a structural & pest control inspection in advance and complete the needed section one items
- Order a home inspection and get the worked done in advance. There will be less things for the buyer to be concerned about.
- Find any warranties on items that will stay with the home such as the heater, frig or other appliances.
- Complete all the disclosure forms provided by your realtor. Think carefully about any problems, even minor ones as they could create liabilities for you in the future after you sell the house.
- Obtain a city report/inspection – most cities in Monterey County require a city report and/or an inspection.
